About the Role:
Join a dynamic Property Management & Development company as a Property Development Manager. You will provide critical oversight of the planning, coordination, and execution of property development projects from inception to completion. Responsibilities include site acquisition, feasibility studies, municipal approvals, design, construction, and project delivery, ensuring projects meet quality, budget, and timeline standards. The ideal candidate will have strong project management skills, a deep understanding of real estate development, and experience in residential new builds and conversions.
Key Responsibilities:
Project Planning and Feasibility:
- Conduct market research and feasibility studies.
- Identify and evaluate potential development sites.
- Prepare project budgets, schedules, and financial proformas.
Site Acquisition and Due Diligence:
- Negotiate land purchases.
- Coordinate due diligence, including environmental assessments and zoning analysis.
- Conduct full-scale due diligence for schemes.
Town Planning and Approvals:
- Secure urban design, heritage, NHBRC, and zoning approvals.
- Liaise with government agencies, planning boards, and stakeholders.
Design and Construction Oversight:
- Collaborate with architects, engineers, and contractors.
- Manage construction programs, tender processes, and contractor appointments.
- Oversee construction, ensuring adherence to plans and timelines.
- Monitor progress and resolve construction issues proactively.
Financial Management:
- Manage budgets, track expenditures, and ensure cost control.
- Prepare financing or investment applications for developments.
- Provide regular financial reports to stakeholders.
Stakeholder Coordination:
- Build relationships with investors, lenders, and contractors.
- Communicate project updates to teams and partners.
Risk Management:
- Identify risks and develop mitigation strategies.
- Ensure compliance with health, safety, and environmental regulations.
Project Delivery and Closeout:
- Oversee handover to property management teams.
- Ensure proper documentation and permits are archived.
Requirements:
Qualifications:
- Bachelor’s degree in Real Estate, Construction Management, Architecture, Civil Engineering, Business Administration, or related field (Master’s or MBA preferred).
- Quantity Surveying or Town Planning backgrounds accepted.
- Project Management Professional (PMP) certification preferred.
Experience/Skills:
- 5+ years in Property Development or Construction Project Management.
- Proven track record managing large-scale projects (R50 million+).
- Strong knowledge of real estate markets, zoning, and construction processes.
- Financial expertise in budgeting, forecasting, and cash flow management.
- Proficient in MS Project, Procore, or similar tools.
- In-depth knowledge of JBCC and PROCSA agreements.
Advantageous:
Raise Knowledge of sustainability practices and green building certifications (e.g., LEED).
Attributes:
- Strong negotiation and communication skills.
- Ability to work under pressure and manage multiple projects.
- Willingness to travel and attend meetings outside standard hours.
